Welcome to Wise Structure Inspections!

My name is Gerald and if you’re looking for a home inspector in the Spokane area, or want to learn more about issues that may be lurking inside your home, you have come to the right place.

Wise Structure Inspections, LLC, is licensed and insured in Washington state to offer home inspection services to home buyers, sellers, and homeowners. Whether you are a first-time home buyer, a seasoned home buyer considering a move, or a long-time homeowner encountering signs of issues, this blog section of my web site is designed to inform, educate, and empower you with information on a variety of topics including issues that you are most likely to encounter in your home or about issues that I look for when performing a home inspection.

Home Inspecting is my Passion

Starting almost 30 years ago, my father built several single-family homes in the Spokane area, and I worked with him on many of his projects. Helping him was a great experience and exposed me to all aspects of home construction. This first-hand exposure to home construction led me to serve as the owner-builder and general contractor for building my own home in Mead, WA. From excavating the site for the foundation, to framing the walls, to installing flashing and roof shingles to keep the weather out, I’ve experienced what it takes to build a house, and what goes into it to call it a home. The desire to further expand my knowledge of home construction and maintenance guided me in my pursuit to become a home inspector with the desire to use my knowledge to help you with your own home.

A Residential Home Inspection Certificate is More Than a Piece of Paper

Every home inspector in Washington state must meet a minimum set of standards to receive a license, including required hours of course instruction and field training, leading to a comprehensive exam that is issued by the Washington State Department of Licensing. While the requirements are the same, where you choose to attend the course is an important decision. To learn a subject well is to be taught by the best, and I selected to earn my Residential Home Inspection Certificate from Bellevue Technical College (BTC). BTC is the only state college to offer approved and college accredited home inspection training. With a set of diverse backgrounds in construction and building, the instructors that teach the course at BTC are all licensed home inspectors with an average of more than 15 years of experience each, and share their knowledge and offer a unique perspective that you cannot get elsewhere – one instructor was even involved in drafting many of the laws that currently regulate home inspectors. The BTC course took my knowledge of home construction and maintenance to another level, and I am looking forward using that knowledge to help you understand the true condition and safety requirements of your home.

Trust a Trained Professional

As a homeowner, there are many issues that you can observe by crawling through your crawlspace, climbing through the rafters in your attic, or walking on your roof to inspect your chimney, but most homeowners do not or will not do this themselves for a number of reasons including concerns for their own personal safety. Even if you do this yourself, you may miss important defects as spotting issues correctly may need the experience of a trained eye to see what could be amiss. Observing, recognizing, and properly evaluating the level of a condition issue is the job of a knowledgeable home inspector. Trust the evaluation of the condition of your home to a trained professional to look for and identify problems such as foundation damage due to improper site drainage, improperly modified roof trusses, mis-wired electrical panel boards, or even the lack of sufficient combustion air for gas appliances, to name a few. Through my inspections and this blog, I will take the mystery out of condition issues that may be lurking in your home.
